Town councillors object to application to replace existing cliff top house

Newquay Town Councillors have objected to an application to replace a derelict cliff-top home on Island Crescent with a new dwelling.

The property, previously a guest house later divided into apartments, sits opposite the island house above Towan Beach. The outline planning application, submitted to Cornwall Council by Stallion Enterprises Ltd in Nottinghamshire, describes the building’s condition as "poor" and notes its rapid deterioration since 2023 due to storm damage and vandalism. It adds that the roof was removed for health and safety reasons due to instability.

The applicant states that the principle of the proposal is to replace "an existing poor-quality residential building with a new family home that is contextually appropriate, practical and of high-quality design aesthetically". It claims the design will be sympathetic to surrounding buildings and the area.

However, in its objection, the town council says it "has reviewed evidence of erosion and cliff instability along this section of the coast and strongly contests the suitability of this location as a site for new development". It referenced Neighbourhood Plan Policy CC2 on "Development in Locations Vulnerable to Coastal Change" and argued the proposal could only be considered if moved back from the Exclusion Zone.

Cornwall Council will make the final decision.
